A thumbnail explanation of the difference between a Condominium and a Co-op:
Both of these terms refer to the manner of ownership of an apartment or sometimes a townhome or villa unit.
Owning a Condominium is very similar to owning other real estate. A Condominium comes with a deed and is very much like owning other types of real estate in terms of financing, taxes, etc, with the added benefit of carefree apartment living.
When you buy a Co-op, what you actually buy is a proportionate number of shares in the corporation that owns the building. The corporation in which you are a shareholder then issues you a proprietary lease entitling you to live in the unit you have purchased.
Financing, the manner in which sales are recorded, rules and other details are sometimes different for Condos than for Co-ops.

In most cases, Co-ops require all cash purchases.. Most do not allow financing of any sort.
Lets talk about which form of ownership is right for you.

Beachfront condos are very much in demand. In fact, demand far exceeds supply.  
Please use the table below to gain a frame of reference on condo size and prices in today's market. Pompano Beach and Hillsboro Beach are just north of Fort Lauderdale. Hollywood and Dania Beach are just south of Fort Lauderdale.

These figures are meant to serve as reference.  These are prices of oceanfront condominiums (not necessarily ocean view) offered for sale in Broward County Florida on February 2009 as listed in the Realtor's MLS service.  
Price range in each category generally reflects the level of building services you might expect, as well as size, view, condition and floor of the condo.
This means that no matter what anyone tells you, you cannot buy a condo on the beach in South Florida for $95,000!  Not even a wreck on a low floor with a view of the dumpster. It's just not possible.
So considering all of that, the question is, would you like to live on the beach?

I'd prefer a building that restricts leasing.
IF YOU HOPE TO LEASE YOUR NEW CONDO: Except for most New Construction, nearly all buildings require that you own your condominium for at least one year before they will permit any subleasing at all.   Buildings that have this rule apply it rigorously and do not make exceptions.
Very few established condos or co-ops will permit owners to rent out their condos from the first day of ownership.  

This means you must be prepared to carry your condo for the first year without rental income if you are buying for investment.  
Yes, I understand that most buildings will not allow leasing of a condo during the first year of ownership, and that I will probably carry it without income for the first year.

Do you have pets who will be living with you in this new home?   
This is important: 
For Example: if the building's rules don't allow pets over 25 lbs, then no matter how cute or well behaved your pet is IT ISN'T ALLOWED. 

Also, when they are allowed, one pet is usual.  In some buildings (usually the newer ones) two may be allowed. If you have more than two pets, you're going to have to buy a single family home.
