Fort Lauderdale Homes and Condos for Sale
Neighborhood Guide
Imperial Point

"Please Sir could we change it just once more?"

"Sure you can little lady...as many times as you like!.  Homes ought to be individualized, matching the tastes of the people who live in them.  Our architects are trained to be understanding and patient.  In their skillful hands, your home plans will be just as you wanted them to be.  Just another no-extra-charge service of Imperial Point where vacant lots are never sold, only homes."
From $18,990 go $34,990, lot included...

That's one of the original advertisements for Imperial Point homes for sale from the early 1960's when this lovely residential area arose from the white sand to become one of our most popular and sought after neighborhoods.

Imperial Point is bordered to the north by McNab Road, and to the south by NE 56th Street. On the east by US 1 (Federal Highway), and on the west by NE 18th Avenue.

Andy sold this Imperial Point / Coral Ridge Isles home in just 8 days.
From the beginning, this neighborhood of prime Ft Lauderdale Real Estate offered custom homes outfitted to the buyer's specifications.  Haft-Gaines was the builder/developer.  His company had the reputation of building a good, strong home.  Just as importantly, the company was known for being very accommodating as far as customizing  the residences. And delivering them on time too!

In 1994, Imperial Point's first homeowner; Liane Wood reminisced about her experience with the builder, for the Imperial Point Newsletter.  She wrote about being the very first inhabitant of the neighborhood (not counting the 2 alligators she and her husband found on their cement patio two days after moving into their new Imperial Point home!)  She wrote that Haft-Gaines told her that she could have any extra features she wanted as she was the first buyer!  That was in January of 1961.

At that time, all that existed was Imperial Point Drive, and the ten beautifully finished model homes.  The landscape consisted mainly of white sand as far as you could see.  Then, one by one, neighbors began to move in, and plant wonderful trees, flowers, and landscaping.

Cypress Creek Road (NE 62 Street) was a pond with fish and birds.  Imperial Point's first residents used it as a sort of informal country club until one day when alligators were seen lurking beneath the surface!

Haft-Gaines arranged friendly neighborhood get-together's, barbecues, and bridge parties, and as a result, one of the most friendly, true NEIGHBORhoods grew.

The homes in Imperial Point still offer the ten different floorplans.  But, as is the case with almost all Ft Lauderdale Real Estate, almost of them have been modified in one way or another in the preceding  almost 50 years.   The homes are generally made of concrete, block, and stucco, originally with poured Terrazzo floors, and sheetrock interior walls.  According to many of the workmen who service the homes in Imperial Point,  the homes remain square and plumb.  The pride in workmanship, and the quality of the work is still readily visible.

At the north east end of the neighborhood lies Imperial Point Medical Center, this facility is a member of the North Broward Hospital District, and is one of Broward County's finest medical facilities.

At the west end of the Medical Center property is Imperial Point Park.  It has a shaded playground and is a cool, serene oasis that is almost unknown to anyone but the owners in this jewel of Ft Lauderdale residential Real Estate.

It is also home to prestigious Pine Crest School, with a nationally recognized academic program for Pre-K through 12th Grade.

Imperial Point is a neighborhood of sidewalks and streetlights, of manicured and lovingly landscaped yards, and beautifully painted and maintained homes.

There are no two homes alike in this friendly community.  Prices continue a steady climb that traces back to the early 1990's, when  3 bedroom, 2 bath Imperial Point homes for sale on a dry lot with a 2 car garage and a pool could be had for $189,000.

Today, those same Imperial Point homes for sale will fetch three times that price. Or more!

Most of the homes were built in the 1960's, and are nestled on an average lot size of 100' x 75''.   A few are on  waterfront lots.  (Waterfront homes in Imperial Point and it's sister community, Coral Ridge Isles, have ocean access with 2 Fixed Bridges.)

The beaches of Lauderdale By The Sea, Fort Lauderdale and Pompano Beach are only a few short minutes away by bicycle or car.

The newly built Lauderdale One condominium is just north of Imperial Point
