Fort Lauderdale's residential real estate market has shifted from an unbridled seller's market where home prices went up 20% to 30% each year to one that has become more equitable for buyers.

This is a great time to buy! An excellent selection of homes and condos are on the market today, and fixed rate mortgages rates are at the lowest they've been in decades.

The latest information from the Realtor's Association of Greater Fort Lauderdale shows that although there are about the same number of residences on the market today as there were a year ago, fewer homes are coming on the market.

This is due in large part to the fact that while there have been more been more foreclosures and distress sales in the some but not all parts of the market since the end of 2006, properties are now being absorbed at a quicker pace as more buyers weigh the evidence and decide that this is the time to make their move into the real estate market.
