Besides this growth in luxury high rises, there are lots of new upscale town-home projects near downtown Fort Lauderdale and single-family developments in the western suburbs too. 

Make special note of Coral Harbour, a distinctive low rise ultra luxury waterfront condo with a private marina.

Construction is also continuing in nearby communities like Pompano Beach, Lauderdale By The Sea, Hillsboro Beach, Deerfield Beach, and Hollywood to name only a few. 

You can expect the market for new construction of homes in Fort Lauderdale to remain active.   It's always going to be a great place to live. 

Townhome communities large and small will continue to change the character of many Fort Lauderdale neighborhoods as well.  The now completed Villas of Coral Heights and The Village at Sailboat Bend are fine examples. 

In  downtown Fort Lauderdale, the limited supply of condos in luxury buildings already completed or under way will probably appreciate in value as more and more sophisticated buyers discover the excitement and convenience of urban living - Fort Lauderdale style!  

The public has also expressed concern about how hi-rise luxury condos along the ocean are changing the character of Fort Lauderdale Beach, Pompano Beach, Lauderdale By The Sea and Hollywood

New buildings in Pompano Beach are now height restricted, but that has not stopped some great residential condominium buildings from getting underway.  Their scale will give Pompano Beach a very different character from other beachfront communities in South Florida.  Take a look at Waters of Pompano Beach and Ocean Garden on Pompano Beach to see what we mean. 

Luna Ocean Residences and Riverside Grande are two more fine examples of luxury condos in Pompano Beach that conform to the new standards. 

New projects in Lauderdale by the Sea, Deerfield Beach and other nearby communities will also boom in the near future. Europa and Oriana By The Sea are fine examples of what we can expect.

Lauderdale By The Sea meantime has limited future new construction to a height of 45 feet.  And the City of Hollywood just enacted a height limit of 65 feet along an eight block stretch of prime beachfront there.   (Click here for details).

Combine these developments with the fact that "The Galt" (Fort Lauderdale's gold coast of hi-rise beach front condos) is pretty much built out and few good development sites remain along the rest of Fort Lauderdale's beach.  

What does it all mean?  Beachfront condos will continue to appreciate.  Simple fact: No one is creating any more ocean front land.
