Lauderdale One Offers A New Choice
SARASOTA, Florida -- October 6, 2004. With the rapid growth of
Florida’s east coast, especially the popular Fort Lauderdale
area, finding the property to build new residences – as opposed
to renovations – is becoming more and more difficult. That makes
Lauderdale One, the
upscale condominiums located on the city’s northern
border, a welcome addition. For those who want the newest
features and amenities, while enjoying a prime location,
Lauderdale One is unique.
“It’s rare to find new luxury condominiums anywhere within a
four to five mile radius,” says Mike Hammon, Managing Partner
for Ram Development. “More important, is the fact that
Lauderdale One’s superb features and value offers a distinct
advantage for in-town living.”
The location on NE 65th Street, just west of Federal Highway
(US1) between McNab and Cypress Creek Roads, is convenient to
shopping, dining, employment and recreational activities. Within
a radius of a mile, residents can choose from dozens of
restaurants plus a wide range of banks and services. The area’s
finest beaches are nearby, the closest being just five-minutes
away.
"We’ve seen tremendous demand - over 1,000 registered interested
buyers - even before we open our sales office. This is a unique
opportunity to buy luxury condominiums near downtown Fort
Lauderdale at a relatively attainable price level," says Uri
Man, Vice President of Residential Development for Ram
Development.
Lauderdale One features subtle Art Deco inspired architecture.
To foster a sense of tranquility and privacy for homeowners,
Lauderdale One is designed around two interior courtyards. Each
building consists of six floors,
providing a total of 174
residences. The
homes will include one, two and three bedroom condominiums
ranging from 750 square feet to 1,600 square feet.
Amazingly, the developer is managing to keep prices lower than
the norm in the area. Considering the impressive features and superb location,
these condominium homes offer buyers a unique value at
relatively attainable prices for the Fort Lauderdale market. The
response has been phenomenal. With a site sign and relatively
little advertising, more than 750 people have already indicated
their interest.
The amenities are numerous and meet the wants of upscale
homeowners for special comfort and convenience. Lauderdale One
will offer concierge services, ready to help residents with
everything from acquiring tickets to a favorite concert to
arranging for dry cleaning, package delivery or catering.
Entertainment is assured through a variety of special features.
The elegantly-furnished Club Room provides a gathering space for
homeowners and their guests with entertainment that includes a
plasma screen television and billiards table. A private library
offers a quiet area for relaxation plus a rotating collection of
reading and video materials.
The heated pool, whirlpool spa and sundeck are situated in a
private courtyard. Nearby, a state-of-the-art fitness center
includes free weights, aerobic machines, changing rooms and his
and her saunas. Practical details for Lauderdale One residents
include a business center, a helpful addition for those who work
at home or who need to handle personal business. Controlled
access, to covered parking ensures safe entry to the building
without concern over the hot sun or August storms. A guest suite
provides extra accommodations for family and friends.
The developer’s desire to create a cosmopolitan ambiance at
Lauderdale One is expected to attract a variety of residents.
According to Brad Horner, V.P., Director of Sales at Coldwell
Banker The Condo Store, “Our area is hip and fun as well as
upscale and Lauderdale One will reflect that unique aspect of
our city. We expect the combination of amenities and the
different type of residences available here to attract a wide
array of fascinating people with varied lifestyles.”
Approximately 20 different floor plans are available. However,
every residence will include luxurious standard features, such
as granite countertops, 18’ ceramic tile flooring, Roman-style
bathtub and track lighting. Kitchens will include the popular
stainless steel appliances. Advanced telecommunications and
Internet wiring will be incorporated within the building.
The developer for Lauderdale One is 65th and ONE, L.L.C. an
affiliate of Ram Development. Ram has developed and managed real
estate since 1978 and is responsible for significant residential
real estate developments in South Florida, including Delray
